Epoxy Itself Usually Isn't the Problem
A properly installed epoxy floor can hold up well, resist stains, and look great for years. When a floor fails early, it's rarely epoxy's fault on its own it's usually a combination of things: how the concrete was prepped, whether moisture or oil was trapped underneath, which product was used, how much sun the floor gets, and how soon vehicles or equipment were allowed back on it.
Two floors can both be sold as "epoxy" and be completely different jobs. One might be a thin coat rolled onto concrete that was barely cleaned. The other might involve grinding the concrete down, fixing cracks, dealing with moisture if needed, and finishing with a coat built to handle the sun.
Instead of asking "do you install epoxy?", ask how they'll prep the concrete, what products they use, how many coats go down, and what the warranty actually covers. That tells you a lot more than the word "epoxy" on its own.
Why Florida Is Tough on Garage and Shop Floors
Moisture can move up through a concrete slab over time, and if there's too much of it, it can cause the coating to bubble or lift.
Hot pavement and hot tires can put a lot of stress on a coating, especially if it wasn't installed quite right to begin with.

It usually shows up there first because that's where the floor gets the most stress, but the real cause is typically something that happened earlier: the concrete wasn't prepped well enough, the coating wasn't thick enough, it didn't get enough time to cure, or moisture was already a problem underneath.
2. Bubbles and Peeling From Moisture
A floor can look perfectly fine at first and then start bubbling, sound hollow in spots, or develop a white powdery residue and peeling edges months or years later. Moisture rising through the slab is one common cause, but you can't always tell just by looking — it's worth having it checked rather than guessing.

3. Yellowing Near the Door

Any loose or peeling coating needs to come off completely. Putting a new coat over a failing one just brings the same problem back later.
